Prerequisites for Prospective Homebuyers and Sellers in Order to Receive Services from Caldwellings Real Estate:

• There is no requirement to provide photo identification prior to a property showing for buyers or sellers. However, buyers may be required by individual property owners/sponsors/developers/managing agents to show identification prior to a showing. Buyers and Sellers may also encounter the need to provide photocopies of identification in various application forms.

• An exclusive buyer representation agreement is not required.  An exclusive seller representation contract is required.  Buyers and sellers are required to fill out the Agency and Fair Housing Forms as dictated by the New York DOS.  Forms will be provided for signature.

• A pre-approval for buyers needing a mortgage loan is not required upon initial contact.  Should a buyer choose to work with Caldwellings Real Estate, the buyer is expected to obtain pre-approval for their purchase in order to be able to make qualified offers.  Individual property owners/sponsors/developers/other brokerage firms may require a pre-approval – and if so, Caldwellings real Estate will communicate that to customers as applicable for any properties that customers may wish to view. All-cash buyers need not obtain mortgage pre-approval.
